WE STRIVE TO PROVIDE OUR GUESTS WITH AN EXCEPTIONALLY UNIQUE, CLEAN, SAFE, AND FRIENDLY COTTAGE EXPERIENCE. At 1 & Only Riverside Accommodations, we take the safety, comfort, security, privacy and tranquility of all guests seriously. We are committed to ensure that staying at the property is relaxing and enjoyable for all. Our policies have been established based on industry standards, management and operational procedures. These policies are considered a part of our reservation agreement with our guests. Therefore, by reserving, our guests are agreeing to abide by all of our policies, terms, conditions, and procedures. RESERVATION POLICIES
Check-in Time: 16:00 (4:00pm) Check-out Time: 10:00 am (Early Check-in or late Check-out requests cannot be accommodated). For convenience of our guests, the property has a self-check-in and a self-check-out procedure. On the day of arrival, the registered guest will receive the details of check-in and how to access the reserved cottage. On the day of departure, the registered guest is simply asked to leave the cottage key inside the cottage.
Occupancy
Maximum occupancy per cottage: 4 people A minimum of 1 adult is required for reservations A minimum of 2 nights are required on weekends and holidays. Cottage amenities are based on a maximum occupancy of 4 people. Nightly Rates are based on 2-Adult occupancy only (additional adult fees (up to a maximum of 2 additional adults in total/cottage: $50.00+tax/Adult/night). If the occupancy exceeds the maximum number of guests allowed (4 people), the Registered Guest will be asked to rent additional cottages for proper accommodations.
Valid Credit Card
All reservations must be guaranteed by a valid credit card. Failure to provide a valid Credit Card, would result to an automatic and immediate cancellation of the reservation. All reservations require a minimum of one-night of stay fee plus tax per reserved cottage seven days prior to the arrival day. The minimum one-night of stay fee plus tax per reserved cottage will be charged seven days prior to the arrival date and must be paid by the same valid credit card that is to be used to guarantee the reservation. No alternatives payment methods could be accommodated for the first night of stay fee deposit.
Visitors Policy
Visitors are not allowed at the property or in the cottages. Failure to respect this policy will result in $50.00 extra charges per visitor to the Credit Card on file.
Nightly-Rate Policy
Nightly Rates are based on 2-Adult occupancy only (additional adult fees (up to a maximum of 2 additional adults in total/cottage: $50.00+tax/adult/night). If the occupancy exceeds the maximum number of guests allowed (4 people), the Registered Guest will be asked to rent additional cottages for proper accommodations.
Pet Policy
Unfortunately, pets are not permitted due to an allergy on the property.
Smoking Policy
Smoking, including vaping and marijuana, is prohibited inside the cottages, but is permitted within the patios and other open-space areas.
Payment Policy
First night fee plus tax per cottage – seven days prior to the arrival day. Failure to pay the deposit fee of the first night fee plus tax per cottage seven days prior to the arrival day will result to an automatic cancellation of the reservation. All reservations require a minimum of one-night of stay fee plus tax per reserved cottage seven days prior to the arrival day. The minimum one-night of stay fee plus tax per reserved cottage to be charged seven days prior to the arrival day must be paid by the same valid credit card that is to be used to guarantee the reservation. No alternative payment methods could be accommodated for the first night of stay fee deposit. For stays longer than a single night The remaining balance on the reservation, for additional nights of the stay (after the first night) are to be charged on the day of check-in only. For the remaining balance on the account, payment options other than Credit Card (such as e-transfer payments) could be considered upon request. Please contact Reservation Team at least 24 hours prior to check-in day if the credit card on the account should not be used on the day of check-in for the remaining balance on the account.
Cancellation Policy
A 8-day notice is required prior to the scheduled check-in time of day of arrival (16:00) Atlantic time. All cancellation notices received after reservation confirmation but in accordance with the 8-day notice are subject to a full refund. Failure to provide proper notice will result in the forfeiture of the full one-night deposit plus tax per cottage that is charged seven days prior to the arrival day.
AMENITIES POLICIES
Hot Tub Policy
The hot tubs at the cottages are intended for the personal use of the registered guest and his/her registered party only and not for visitors. Additional charges will be applied to the card on file should this policy not be respected. Turning down the temperature of the tub to cold or failing to cover the hot tub when not in use will automatically result in a charge of an extra night ($225+tax) to the card on the account, due to inability to rent following the check-out. Additional charges will apply in the case of miss-use and any contaminants (soap, deodorant, hairspray, fake tan, body cream, make-up, shampoo, cigarette butts, alcohol, pee, food, broken glass, candles, flower pedals, etc.) are detected in the hot tub upon check-out. Charges for a normal drain & refill range from $100 to $250. The Registered Guest will be billed for all labor, supplies and parts cost. Any damages to the lid, vinyl cover, lifting system, – controls or filtration will be charged accordingly. Any charges incurred will be charged to the card on file.
Housekeeping Policy
To provide privacy and comfort, housekeeping is provided only prior to check-in and upon check-out.
Bicycles, Kayaks, and Canoes
A limited number of Bicycles, Kayaks and Canoes are available and is reserved for guests use; availability is by appointment only and Helmets and life jackets are mandatory.
Gymnasium & Sauna
The gymnasium and dry sauna are reserved for guests' use; no food, drinks, or smoking is allowed in the area and availability is by appointment only.
DAMAGE & REPAIR POLICIES
Right to Refuse Service
The property has a zero-tolerance policy in which we reserve the right to refuse to offer accommodations to any guest who refuses to abide by the reasonable standards and policies established by the Province of Nova Scotia and the management team of the property. 1 & Only Riverside Accommodations reserves the right to refuse service to any guest that acts in a disorderly fashion as to disturb the peace of other guests. Guests who refuse to abide by the reasonable standards and policies established by 1 & Only Riverside Accommodations for safety of all guests, staff, management and the property, will be evicted, with no refund.
Lost & Found Policies
1 & Only Riverside Accommodations is not responsible for any item left behind by guests. All perishable items, underwear, and miscellaneous toiletries will be discarded immediately. However, any other item, with the exception of perishable items, underwear, and miscellaneous toiletries, left behind by guests and found after departure by Housekeeping will be collected, logged in, and kept in a secure location for collection by the owner for up to fourteen (14) days. Even though 1 & Only Riverside Accommodations assumes no liability for lost, misplaced, stolen, or damaged valuables or belongings, if the registered guest discovers that they have left behind something of value, please call (902) 656-3071 immediately. If found, the item(s) will be mailed by a private courier and the Credit Card on file will be charged: packaging and postage plus a $10.00 administration fee. 1 & Only Riverside Accommodations is not responsible for any item lost or misdirected during shipment by the private courier.
Cleaning, Repair, or Damage Fees
1 & Only Riverside Accommodations reserves the right to charge a minimum $100.00 cleaning, repair, or damage fee per cottage or per item for any other damage that is listed or not listed below: SMOKING All cottages are 100% Smoke-Free. The policy applies to marijuana, medical or otherwise. Guests can smoke in the screened-in patio of their cottage or any open space around the property. WASTE Cottage(s) found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance deep cleaning fee, administration fee and/or third-party fees. ROOMS, FIXTURES, FURNISHING AND EQUIPMENT Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, artwork, etc. will be charge at 120% of full and new replacement value plus any shipping and handling charges. Any damage to the property, whether accidental or willful, is the responsibility of the registered guest for each particular room. MATTRESSES & BEDDING Damage to mattresses and linen including towels, mattress pads, sheets, bedspreads, blankets resulting from any kind of colouring pens/markers/paint, vomits, the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article.

Commitment to Cleanliness
As we welcome our valued guests to the property during COVID-19, we are committed to providing a safe environment that aligns with the province’s public health regulations and suggested practices. This page outlines the practices and procedures that our valued guest can expect upon their arrival and during their stay. As a team, we are committed to actively monitor and evolve our solutions to ensure a continued focus on the health and safety of our guests and staff. Therefore, this page will be updated regularly to assure our property’s COVID-19 protocols are aligned with the province’s public health guidelines.Although it may not be the experience we are accustomed to providing, we are very excited to be working on unique safe ways to serve our guests this year and we look forward to welcoming our guests back to 1 & Only Riverside Accommodations.
THE PROPERTY, COTTAGES AND PUBLIC SPACES
To ensure a pleasant and safe stay, the property has added additional cleaning protocols, requiring cottages and frequent used surfaces to be treated with hard-surface disinfection and hand sanitizer products that are recommended by Health Canada and that are proven to be effective against SARS-CoV-2, the coronavirus that causes COVID-19.
Public spaces and high-traffic areas’ cleaning schedules are increased in frequency to ensure safe and comfortable environments for our guests and staff. Cottages are also equipped with signages outlining province’s public health regulations and suggested practices.
ARRIVALS AND DEPARTURES
To allow a “touchless” service upon check-in and check-out, the property has established a self-check-in and a self-check-out procedure. On the day of arrival, the registered guest will receive the details of the check-in process, how the reserved cottage can be accessed, and a COVID-19 screening questionnaire. Staff at the office may be reached by phone (902) 656-3071 at any time for additional assistance.
COVID-19 COMPLIMENTARY WELCOME AMENITY KIT
Guests will receive a complimentary welcome amenity Kit containing two disposable face masks, two pairs of plastic gloves, two pairs of mini 70% alcoholic wraps, and a pair of property’s COVID-19 protocol awareness card.
Guests are asked to use the content of their COVID-19 amenity welcome kit at any time they need to interact with the property staff or at areas where staying 2 metres (6 feet) away from people outside of their family household bubble is impossible.
HOUSEKEEPING CLEANING PRODUCTS
The property has added additional cleaning protocols and is using a hard-surface disinfection that is recommended by Health Canada. According to Health Canada, the product is supported by evidence following drug review, demonstrating that it is likely to be effective and may be used against SARS-CoV-2, the coronavirus that causes COVID-19. HOUSEKEEPING SERVICES
To assure safety and to provide privacy and comfort, Housekeeping staff do not service cottages during guest’s stays and therefore, housekeeping is provided only before Check-Ins and after Check-Outs. Cottages are stocked with extra supplies to avoid unnecessary contacts with guests. Additional supplies included are: towels, soap, garbage bags, dish detergent and toilet papers. Supplementary bottles of hard-surface disinfectants (DIN: 02242836) and hand sanitizers (DIN: 749) that are recommended by Health Canada are also added to the cottages. After each checkout, cottages will undergo deep sterilization and will remain unoccupied for at least 24 hours (when possible) before it is released to a new guest.
HAND SANITIZER DISPENSERS
Hand sanitizer dispensers are located throughout the common areas of the property, all entrance points and cottages. Hand sanitizer product used by the property is recommended by Health Canada. SOCIAL DISTANCING GUIDELINES
Nova Scotians need to follow social distancing guidelines, therefore limiting contact with other people and staying 2 metres (6 feet) apart. To help alleviate the risk of COVID-19 transmission through person-to-person contact, signages are used throughout the common areas to remind guests to maintain social distancing protocols. Guests are asked to stay 2 metres (6 feet) away from people that aren’t in their family household bubble and to limit their contact with other people at the property.
GATHERING CAPACITY AND RESTRICTIONS
Nova Scotians need to follow gathering restrictions and are not allowed to gather in groups of more than 10. Therefore, guests are asked to keep their social circle small and only gather in groups of no more than 10 people outside of their cottages and no more than 4 people inside of their cottages to observe the property’s maximum occupancy capacity/cottage
PRIVATE HOT TUB
Proper operation, maintenance, and disinfection (with chlorine and bromine) of hot tubs are known to remove or inactivate the virus that causes COVID-19. For more information, please click here. To assure safety and proper maintenance, staff are trained to diligently follow additional maintenance protocols to ensure: hot tubs continuously maintain a free available chlorine residual of 1-4 ppm or bromine of 2-5 ppm residual, pumps continuously operate for proper circulation and filtration, surfaces around hot tubs are carefully disinfected with hard-surface disinfection that is recommended by Health Canada before check-ins and after check-outs.
FACILITIES AND EQUIPMENT
Walking trails, picnic tables, fire pits, access to the river and outdoor spaces are available for guests use at all time. Canoes, kayaks and bikes are available for use by reservation only. Kayaks and Canoes must be used by one individual only unless being shared by members of the same household. Gymnasium and the dry sauna are available by appointment only and must be used by one individual only unless being shared by members of the same household.
STAFF MEMBERS
Employees follow strict guidelines: regular temperature checks, mandatory use of Personal Protective Equipment and frequent/stringent hand-washing protocols. Upon any contact with guests, staff are asked to wear personal protective equipment for their own and guests’ safety and comfort. In addition, all staff including the cleaning staff have been trained and have received the Clean it Right certification. Clean It Right is a new training program provided through TIANS to provide awareness and education on cleaning establishment with the goal of regaining consumer confidence. The program was designed to increase the safety of guests, visitors and the workforce in the Tourism industry and to help reassure customers that may be hesitant to travel, shop and eat out during the COVID-19 period.
ANTI-MOSQUITO PLAN
Commitment to Fighting
Sable River, just like Florida has many swamps, frequent rainfall, and wet/humid climate during the months of July and August. Therefore, in addition to providing complimentary Insect Repellent Sprays, After-Bite Creams, screened-in-patios, gazebos with mosquito nets and maintaining the lawn, the property has also committed to an extensive mosquito prevention and monitoring program. The program is known to be one of the most aggressive mosquito control programs that are also used by other touristic accommodation such as Florida Disney Land.The property is committed to its mosquito prevention and monitoring program and believes that in near future, it will offer its guests a mosquito-free property in months of July and August. In the meantime, we apologies in advance for any inconvenience that the presence of mosquitos may cause you during your stay.

Complimentary Insect Repellent
For your convenience, a complimentary Insect Repellent Spray and an After-Bite Cream are provided for your use during your stay at the property. OFF! Deep Woods Insect Repellents are known to give you protection against biting insects such as ticks, mosquitoes and black flies. DynaTrap® XL Mosquito Trap
This Dynatrap® Insect Trap attracts and kills mosquitoes and other flying insects. It attracts, traps, and kills flying insects including mosquitoes, biting flies, Asian beetles, wasps, hornets, yellow jackets, moths, stink bugs and more! This insect trap is engineered for 3-way protection. First, a UV fluorescent bulb generates a warm light, attracting insects. Then a second lure, an exclusive Ti02 titanium dioxide-coated surface, produces CO2 (the same gas we emit when we exhale) that’s irresistible to mosquitoes. Third, a powerful, yet whisper-quiet vacuum fan sucks insects into the retaining cage where they dehydrate and die. The machines can be seen all over the property and next to each cottage. You may even be able to see them directly next to your own cottage. All machines are set to be on 24/7 function mode to assure mosquitoes are attracted and captured all day long. Each machine covers 1 acre.
Garlic Extract Spray
Mosquito Barrier is a very strong non-chemical, non-toxic and organic liquid garlic made from very potent garlic clove. It is sprayed on a weekly basis throughout the property (especially around the cottages), as mosquitoes notoriously can’t stand the smell of garlic. The odor of sprayed garlic juice becomes undetectable to humans within minutes, but mosquitoes can detect odor as much as 10,000 times better than a human. So even though humans can't smell the garlic, mosquitos can and are therefore, known to stay away from the sprayed areas.
Executive Mosquito Magnet Traps
Mosquito Magnet® traps are Carbon dioxide machines that mimic the way humans attract mosquitoes. Through its exclusive patented Counterflow™ technology the trap converts propane into CO2, mixes it with the precise level of heat, moisture, and attractant to lure mosquitoes to the trap and then vacuums mosquitoes into the net where they dehydrate and die. The machines can be seen all over the property; you may even be able to see them from your own cottage. All machines are set to be on 24/7 function mode to assure mosquitoes are attracted and captured all day long. Each machine covers 1 acre.
Mosquito Dunks and Larvicide
Growth regulators limit mosquito larvae, killing them before they can even hatch. Dunks® (larvicide) utilize a naturally occurring type of bacteria to control mosquitoes before they become flying, biting adults. Mosquito dunks are tossed on top of all standing water areas throughout the property and are proven by Health Canada pest management regulatory agency that they do not pose a risk to humans, animals, fish, or amphibians. Dunks are replaced every 30 days to assure continuous fight against flies.
Fly Traps
Fly traps are non-toxic and have a fish-like smell that insect, especially flies love. The insects simply follow their instincts, enter the trap, and drown in the liquid inside, once inside the trap, the insects cannot fly out and die either by drowning (top chamber) or dehydration (bottom chamber). Traps can be seen hanging at each cottage and all over the property, especially around areas that are known to be most visited by guests, such as the play area, kayak rack and bicycle station. Traps are replaced every 30 days to assure continuous fight against flies.
Recommendations
Adults:
- Avoid going out of the cottage at sunset or sunrise, as those timings are known to be the most popular time of the day for mosquitos.
- Avoid wearing dark colours; mosquitoes find it easier to see these colours, so white, yellow, or pastels are your best bet.
- Wear long sleeves, long pants and socks to cover skin, when possible.
- Use your own or the provided complimentary Insect Repellent (always follow the product label instructions) and reapply insect repellent as directed.
- Do not spray insect repellent on the skin under clothing, instead apply insect repellent to bare skin and clothing.
Babies and Children:
- Avoid having them outside of the cottage at sunset or sunrise, as those timings are known to be the most popular time of the day for mosquitos.
- Dress your child in clothing that covers arms and legs. Avoid having them in dark-colour clothing.
- Cover crib, stroller, and baby carrier with mosquito netting.
- Always follow instructions when applying insect repellent to children. (Do not use insect repellent on babies younger than 2 months old).
Do not apply insect repellent onto your child’s hands, eyes, mouth, and cut or irritated skin. Instead, spray insect repellent onto your own hands and then apply to your child’s face.
