  1. Fireplace: Firewood – limited availability at the fireplace for startup use. For more heavy use, there is an inventory in stock that guests could purchase should they wish.
  2. 8-hour outdoor OFF! bug spray – Available for purchase.
  3. Kids play area
  4. Public Sauna
  5. Public Hot Tub (must be reserved 24 hours in advance.)
  6. Kayaks, canoes, paddles and life jackets

What is the maximum occupancy per cottage?

Price includes occupancy of 4 Adults or 2 adults and 2 kids of 10 years and above. If the occupancy exceeds the maximum number of guests allowed, the Guest will be asked to rent additional cottages for proper accommodations. Pets are not allowed.

Additional Adult fee: $10+tax /Adult//Night
Only one additional adult is allowed per cottage.

A limited number of rollaway beds are available upon request.
Availability is based on a first-requested, first-served basis.
The charge for a rollaway bed is $5.00 plus tax for duration of stay.

What time is check-in and check-out and what is the procedure?

Check-in: 15:00 (3:00 p.m.)
Check-out: 11:00 a.m.

For your convenience, the property has a self-check-in and a self-check-out procedure.
On the day of your arrival, you will receive the details of your check-in and how you can access your reserved cottage.
On the day of your departure, you are simply asked to leave the cottage key inside the cottage.

Would it be possible to have an earlier check-in?

Early check-in is offered based on availability only. Please contact us.
Staff will do their best to accommodate.

Would it be possible to have a later check-out?

If a later check-out is required, please let us know prior to the day of the departure.
The staff will do their best to accommodate the request.
An additional $25/hour charge, plus tax may apply.

Would special requests be honored?

1 & Only Riverside Accommodations will make every effort to honor special requests upon the guest’s arrival. All special requests are noted on reservations and staff will do their best to accommodate.

What is the cancellation policy?
More than 48 hours

Cancellations received more than forty-eight (48 hours) Atlantic time, prior to the check-in time (15:00) of the arrival date, will not be charged any cancellation fee.

Less than 48 hours

If reservations are cancelled less than forty-eight (48 hours) Atlantic time, prior to the check-in time (15:00) of the arrival date, the Credit Card on the file will be charged the full cottage nightly rate plus taxes. If the reservation is for more than one (1) night, only the first night and the one night taxes will be charged and the balance of the reservation will be cancelled.

No show

Failure to check in on the scheduled arrival date, a No-Show fee will be charged to the Credit Card on the file. The Credit Card on the file will be charged the full cottage nightly rate plus taxes. If the reservation is for more than one (1) night, only the first night and taxes will be charged and the balance of the reservation will be cancelled.

Early departure

Guests who check out prior to their scheduled departure date are subject to an early departure fee of one-night rate, plus tax.

Is housekeeping available during stay?

To provide privacy and comfort, housekeeping is provided at Check-In and upon Check-Out only.  Used towels could be exchanged for fresh towels upon request for stays of 3+ nights.

Are visitors allowed at the property?

No visitors are allowed after 10:00 p.m. Visitors must be accompanied by the registered guest at all times. Visitors are not allowed to use guest amenities including the hot tub or Sauna.
The registered guest is responsible for their visitor at all times.

Are pets allowed at the property?

The property is a pet-free property and therefore, pets are not allowed.

Is it possible to smoke inside the cottages?

All cottages are 100% Smoke-Free cottages and therefore smoking is not allowed inside the cottages. The policy applies to medical marijuana.

However, guests are more than welcome to smoke outside and within the screened-in patio of their cottages.

For safety and to assure that the cottage is not exposed to items or actions that create an odor that is difficult to remove, smoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping, cartridges containing the liquid of nicotine, hookahs, incense, cigars, etc. inside the cottages are not permitted.  Failure to respect his policy, a minimum of $100.00 cleaning fee per cottage will be applied to the registered guest’s Credit Card and a separate receipt will be emailed.

Fire Detection System & Fire-Fighting Equipment

1 & Only Riverside Accommodations reserves the right to take action against any registered guest or visitor found to have tampered or interfered with any detection equipment throughout the property, including detector heads in public areas, cottages, and fire extinguishers.

What is the damage deposit and how am I engaged in the damage deposit policy?

By booking the property, you are agreeing to its terms and policies; including its damage deposit policy.

Damages include but are not limited to:
(1 & Only Riverside Accommodations reserves the right to charge a minimum $100.00 cleaning, repair, or damage fee per cottage or per item for any other damage that is not listed below).

Waste

Cottage(s) found with waste strewn around, in complete disorder, and/or “trashed” will be subject to maintenance deep cleaning fee, administration fee and/or third party fees.
A minimum $100.00 cleaning fee per cottage will be applied to the registered guest’s Credit Card and a separate receipt will be emailed.

Rooms, fixtures, furnishing and equipment

Damage to rooms, fixtures, furnishing and equipment including the removal of electronic equipment, towels, art work, etc. will be charge at 120% of full and new replacement value plus any shipping and handling charges. Any damage to the property, whether accidental or willful, is the responsibility of the registered guest for each particular room.  Any costs associated with repairs and/or replacement will be charged to the credit card of the registered guest.  In extreme cases, criminal charges will be pursued.
A minimum $100.00 repair or replacement fee will be applied to the registered guest’s Credit Card and a separate receipt will be emailed.

Mattresses & Bedding

Damage to mattresses and linen including; towels, mattress pads, sheets, bedspreads, blankets resulting from the use of body oils, make-up, shoe-polish, etc. will result in a charge for the special cleaning, repair or replacement of the damaged article.
A minimum $100.00 cleaning, repair or replacement fee will be applied to the registered guest’s Credit Card and a separate receipt will be emailed.
